Wildfires! When most folks think of wildfires, they envision the massive fires that often rage in the western parts of the United States western states of California, Oregon, Washington, Nevada, Idaho, or in Central and South American rain forests, or Australia. While Florida is fortunate to have a rainy season, the dry season in Southwest Florida can create very arid conditions, and because our vegetation and timber are loaded with 'fuel', wildfires in Florida burn fast and hot. The 200+ acre wildfire in Placida and Rotunda West (February 2020) serves as a strong reminder of how close homes here in Charlotte County can be affected by a fast moving wildfire.

Following are some tips from the National Fire Protection Agency on how to best prepare before, during, and after a wildfire threatens our community.

Before a wildfire threatens your area…

In and around your home

  • Clear leaves and other debris from gutters, eaves, porches and decks. This prevents embers from igniting your home.
  • Remove dead vegetation and other items from under your deck or porch, and within 10 feet of the house. Learn more about the basics of defensible space on the Firewise website.
  • Screen or box-in areas below patios and decks with wire mesh to prevent debris and combustible materials from accumulating.
  • Remove flammable materials (firewood stacks, propane tanks) within 30 feet of your home’s foundation and outbuildings, including garages and sheds. If it can catch fire, don’t let it touch your house, deck or porch.
  • Wildfire can spread to tree tops. Prune trees so the lowest branches are 6 to 10 feet from the ground.
  • Keep your lawn hydrated and maintained. If it is brown, cut it down to reduce fire intensity. Dry grass and shrubs are fuel for wildfire.
  • Don’t let debris and lawn cuttings linger. Dispose of these items quickly to reduce fuel for fire.
  • Inspect shingles or roof tiles. Replace or repair those that are loose or missing to prevent ember penetration.
  • Cover exterior attic vents with metal wire mesh no larger than 1/8 inch to prevent sparks from entering the home.
  • Enclose under-eave and soffit vents or screens with metal mesh to prevent ember entry.

Creating an emergency plan

  • Assemble an emergency supply kit and place it in a safe spot. Remember to include important documents, medications and personal identification.
  • Develop an emergency evacuation plan and practice it with everyone in your home.

Having the correct fire safety equipment and escape plan for your home is essential to keep your family safe and your house protected. We are happy to share with you the following six fire safety tips to help better prepare your home and loved ones in case there is a fire. The peace of mind that comes from knowing you’re prepared is worth the time, effort, and expense involved.

Fire Escape Plan

While not a 'piece of equipment' the most important thing you can have is a plan. Make sure anyone living in your home knows what to do and understands how to escape if there is a fire. Smoke and heat from a fire can lead to confusion and panic. The best way to combat this uncertainty is to have a plan that is easy to remember and provides for safe exists for everyone. Smoke Alarms

This is your first line of defense. According to the American Red Cross, the National Fire Alarm Code (NFPA 72) requires all new homes to have inter-connected hard-wired smoke alarms with battery backup. If you don’t have an interconnected system, battery-powered alarms are easily installed. Both types of alarms need to be located on every level of the home with one inside each bedroom.

Fire Extinguishers

Since most home fires start in the kitchen, you’ll want to put a fire extinguisher in there, at a minimum. But it’s recommended to place them in multiple locations around the house. Since extinguishers from various makers all work differently, it’s a good idea for the adults in the household to get training from the local fire department. Extinguishers should be installed near exits, away from heat sources, and up high enough that kids can’t reach them.

Sprinkler Systems

While a smoke alarm will detect smoke, an automatic sprinkler system gives you a way of dealing with flames immediately. While you’re waiting on the fire department to arrive, sprinklers can help slow a fire’s progress or can even douse it completely. Moreover, a sprinkler system can prevent deadly gases and smoke from affecting your family and could also extinguish a fire that breaks out while you’re away from home.

Carbon Monoxide Alarms

There’s a good reason carbon monoxide (CO) is called the “silent killer.” This deadly gas is invisible, odorless, and colorless and even a small amount can be fatal if inhaled for long enough. Install carbon monoxide alarms on each level of your home and outside bedrooms. If the alarm emits its high-pitched warning, get outside as quickly as possible or open windows and doors and take deep breaths of fresh air. CO poisoning can cause headaches, nausea, and tiredness and can be mistaken for flu.

Fire Escape Ladders

If your home has more than one floor, collapsible fire ladders should be a part of your fire-safety arsenal. Place a ladder where it’s easy to access in every upper-level room in case your evacuation route gets cut off by smoke or fire. Then, have the entire family rehearse the steps they would take to get the ladders out and attached to open windows.   1. Only use your grill outside.
  2. Keep it at least 3 feet from siding, deck rails ,and eaves.
  3. Keep a 3 foot zone around your grill to protect kids and pets.
  4. Never leave fires unattended, including: grills, fire pits, and patio torches.
  5. Clean your girl after each use. This will remove grease that can start a fire.

 Some additional tips to consider: 

  1. Keep a fire extinguisher close. Keep a fire extinguisher within arm’s reach of the grill so you have something to put out an accidental fire. It doesn’t take long for a fire to catch and spread. Educate yourself on how to use the extinguisher beforehand.
  2. Do NOT decorate your grill or the area around it. Decorating for a family picnic or gathering is a great way to get into the spirit of the party, but don’t include your grill or fire pit as part of the decoration area. Flags, umbrellas, hanging decorations and baskets, and other flammable items can just become quick fuel for an out of control fire. 
  3. Keep your grill maintained. Regular cleanings after each use are key, but the maintenance doesn’t stop there. At least one to every three months (depending on usage), you should clean your grease management system (grease trap), grates, bars, and other grilling components to reduce the chance of flare-ups and the growth of bacteria which could make you sick.

Spring Cleaning Tips for Your Property

If you live in the Southwest Florida area, you know that springtime comes and goes fast! With upcoming hotter and wetter weather, we transition from the Florida "Dry Season" to the "Wet Season" which occurs from May through October. With the more pleasant weather we enjoy during March and April, this makes for a great time to clean your home and make sure your property is ready for hurricane season, a new renter or homeowner taking residence, Airbnb or VRBO guests, or 'off-season' if you manage a seasonal rental property.

To help you be prepared, here are some cleaning and maintenance tips for your property:

  1. Create separate checklists for cleaning and maintenance. Keep these as a record for your knowledge and in case any questions from tenants, guests or future buyers may have. This also allows you to check off work done and make notes of any items needed to complete a task.
  2. Start with a visual inspection of both the interior or exterior of the property.
  3. For the exterior make sure to check the following:
    1. Check the gutters for clogs and signs of any damage on downspouts, screening, rodent use, or leaks.
    2. Check for water damage. Make sure to check door and window frames, sliding door frames, siding, decking, and if safe to do so and with a buddy nearby, check the roof for any damaged or missing shingles, vents flanges, chimney, etc.
    3. Manage your landscaping to ensure drainage leading away from the home, sprinkler system, and use approved products to take care of any weed, rodent and insect control.
  4. For the interior, it is also good to look for any damage, especially those that can be caused by moisture.  
    1. Inspect all plumbing to the best of your ability. If you see any sign of a leak, what appears to be mold, or high moisture reading, do not wait to call a licensed professional.
    2. Check any security system, your HVAC system (make sure to change your filters as recommended, and we highly recommend having your system inspected/maintained at the minimum on a yearly basis), window and door frames from the inside, any caulking, grout, or tile that may need to be cleaned and sealed.
    3. Test the fire alarm system, smoke detectors, fire extinguishers and any hurricane protection items (shutters, fasteners, tie downs, etc.) you may have within the home for use during an emergency.
    4. Lastly, look up!! If you see any discoloration on your ceiling or anywhere around your windows, it is a good idea to call a roofing company to inspect the roof just to be sure. There is nothing worse than waiting and finding out it was indeed a roof leak during one of our famous mid-summer torrential downpours.

  • Wash clothes in cold water if possible; wash only full loads and clean the dryer's lint trap after each use.
  • When using a dishwasher, wash full loads and use the light cycle. If possible, use the rinse only cycle and turn off the high temperature rinse option. When the regular wash cycle is done, just open the dishwasher door to allow the dishes to air dry.
  • Replace incandescent light bulbs with energy efficient compact fluorescent lights

However, with COVID-19 affecting large segments of our communities, these events are being cancelled or recommended against by local authorities and healthcare professionals. 

If you live in an area where there are restrictions or you just wish to take additional precautions, here are few ideas to have fun at home during Halloween! 

  1. Pumpkin Picking and Carving. This classic activity is something that all ages can enjoy. One way to add a fun twist to it is picking your pumpkin straight from a local pumpkin patch or letting the youngest or oldest in the family choose the pumpkin from the grocery store.
  2. Film Fest! Pick out some scary or thriller movies from your favorite streaming service or your DVD/Blu-ray collection. From Ghostbusters to The Addams Family, there is a large variety of suspenseful movies that may give a fright without creating anxiety or nightmares ;)
  3. Storytelling time! If someone in your household is a good storyteller, let them have the floor and enjoy the ride. Either read from a classic short story or create your own tale to get a scare out of your audience.

You wake up in the morning to an odd smell and noises coming from the kitchen. As you walk toward the kitchen, you suddenly feel your socks are wet and it hits you: you have a water leak in your kitchen!

Now is not the time to panic, but to take action. Use these tips to not only minimize the damage, but hopefully to be prepared if this ever happens to you.

First things first - Be Prepared for water damage in your home:

  • Know where you water shutoff is! One of the first things we ask when you call us for a water damage, is has the source of water been controlled. Quite often the leak happens before your faucet shutoffs, so knowing where your household water shutoff is is vital. Most of the times it will be in your garage, on the side of your home, or near the street. If you are not sure, ask your HOA, your utility department, a neighbor, or your home inspector. If there is not an easy to access water shutoff for your home, it is a wise investment to have one installed if possible.
  • Once you have the water shutoff, ensure the safety of your home and anyone in there, including your pets. Water that runs through walls, carpets, cabinets, etc. can become contaminated, so you want to avoid exposure or the possibility of a pet attempting to drink the water.

If you do have flooding in your kitchen and home, the primary focus should be safety:

  • Is it OK to stay in the house?
  • Electrical and "slip and fall" hazards are some of the most prevalent concerns.
  • Only do activities that are safe for you to perform.
  • Wet materials can be VERY heavy. Be careful!

What To Do After a Kitchen Flood:

  • Remove excess water by mopping and blotting.
  • Place aluminum foil or wood blocks between furniture legs and wet carpeting.
  • Turn air conditioning on for maximum drying in summer.
  • Gather loose items from floors.

What NOT TO DO after a Kitchen Flood:

  • Don't leave books, magazines or other colored items on wet carpet or floors.
  • Don't use your household vacuum to remove water.
  • Don't use household appliances.
  • Don't turn on ceiling fixtures if ceiling is wet, and keep out of rooms where ceilings are sagging.

Wildfires! When most folks think of wildfires, they envision the massive fires that often rage in the western parts of the United States, or areas in rain forests, or Australia. While Florida is fortunate to have a rainy season, the dry season in Southwest Florida can create very arid conditions, and because our vegetation and timber are loaded with 'fuel', wildfires in Florida burn fast and hot. The recent 200+ acre wildfire in Placida and Rotunda West (February 2020) serves as a strong reminder of how close homes here in Charlotte County can be affected by a fast moving wildfire.

Following are some tips from the National Fire Protection Agency on how to best prepare before, during, and after a wildfire threatens our community.

Before a wildfire threatens your area…

In and around your home

  • Clear leaves and other debris from gutters, eaves, porches and decks. This prevents embers from igniting your home.
  • Remove dead vegetation and other items from under your deck or porch, and within 10 feet of the house. Learn more about the basics of defensible space on the Firewise website.
  • Screen or box-in areas below patios and decks with wire mesh to prevent debris and combustible materials from accumulating.
  • Remove flammable materials (firewood stacks, propane tanks) within 30 feet of your home’s foundation and outbuildings, including garages and sheds. If it can catch fire, don’t let it touch your house, deck or porch.
  • Wildfire can spread to tree tops. Prune trees so the lowest branches are 6 to 10 feet from the ground.
  • Keep your lawn hydrated and maintained. If it is brown, cut it down to reduce fire intensity. Dry grass and shrubs are fuel for wildfire.
  • Don’t let debris and lawn cuttings linger. Dispose of these items quickly to reduce fuel for fire.
  • Inspect shingles or roof tiles. Replace or repair those that are loose or missing to prevent ember penetration.
  • Cover exterior attic vents with metal wire mesh no larger than 1/8 inch to prevent sparks from entering the home.
  • Enclose under-eave and soffit vents or screens with metal mesh to prevent ember entry.

Creating an emergency plan

  • Assemble an emergency supply kit and place it in a safe spot. Remember to include important documents, medications and personal identification.
  • Develop an emergency evacuation plan and practice it with everyone in your home.

Storm surge is one of the most destructive threats to life and structures during a tropical cyclone. It is not the just the wind, but the storm surge that is responsible for many deaths and damage. Now is the time to prepare and know if your home, place of business, work, or someone you care for is at risk.

Smoke and Soot Damage Can Cause a Pervasive Odor in Your Port Charlotte Home.

Smoke and soot is very invasive and can penetrate various cavities within your home, causing hidden damage and odor. Our smoke damage expertise and experience allows us to inspect and accurately assess the extent of the damage to develop a comprehensive plan of action.  

Smoke and soot facts:

  • Hot smoke migrates to cooler areas and upper levels of a structure.
  • Smoke flows around plumbing systems, seeping through the holes used by pipes to go from floor to floor.
  • The type of smoke may greatly affect the restoration process.

Different Types of Smoke

There are two different types of smoke–wet and dry. As a result, there are different types of soot residue after a fire. Coping with Power Outages
Sudden power outages can be frustrating and troublesome, especially when they last a long time. If a power outage is 2 hours or less, don’t be concerned about losing your perishable foods. For prolonged power outages, though, there are steps you can take to minimize food loss and to keep all members of your household as comfortable as possible. 
Energy Conservation Recommendations
  • Turn off lights and computers when not in use.
  • Wash clothes in cold water if possible; wash only full loads and clean the dryer's lint trap after each use.
  • When using a dishwasher, wash full loads and use the light cycle. If possible, use the rinse only cycle and turn off the high temperature rinse option. When the regular wash cycle is done, just open the dishwasher door to allow the dishes to air dry.
  • Replace incandescent light bulbs with energy efficient compact fluorescent lights

While blackouts are not fun, if you are prepared, they can be a lot less stressful for the family. Below are links and information borrowed from them that describe some of the basics you should have to be prepared for this upcoming Hurricane season. As with any general plan, always review it based on local and specific family needs and make adjustments accordingly. BASIC DISASTER SUPPLIES KIT

A basic emergency supply kit could include the following recommended items:

  • Water, one gallon of water per person per day for at least three days, for drinking and sanitation
  • Food, at least a three-day supply of non-perishable food
  • Battery-powered or hand crank radio and a NOAA Weather Radio with tone alert and extra batteries for both
  • Flashlight and extra batteries
  • First aid kit
  • Whistle to signal for help
  • Dust mask to help filter contaminated air and plastic sheeting and duct tape to shelter-in-place
  • Moist towelettes, garbage bags and plastic ties for personal sanitation
  • Wrench or pliers to turn off utilities
  • Manual can opener for food
